Anaheim has to plan for 17,453 new homes by 2029, more than any other city in Orange County, and apartments make up a large share of what is being built. Hundreds of new apartments have opened since 2021 along Lincoln Avenue, near the Anaheim Canyon Metrolink station, and in the Platinum Triangle, and thousands more are approved. This is a quick guide to what is open, what is coming, and the new affordable communities.

Renting is not the only option, though. At the end, we compare today's new apartment rents with buying one of Anaheim's newer townhomes.

Why So Many Apartments?

Anaheim's 17,453-home target is the largest in Orange County. Most of the city is built out, so the plan relies on the Platinum Triangle, the Center City Corridors along Anaheim Boulevard, Lincoln Avenue, and Harbor Boulevard, and older shopping centers and office sites. Large rental buildings are the most common result on that kind of land, while smaller sites have become for-sale townhome communities.

Renting vs. Buying in Anaheim

New apartment communities in Anaheim advertise rents starting around $2,600 a month, with larger units costing considerably more. Depending on your down payment, interest rate, and HOA, a monthly payment on one of Anaheim's newer townhomes can land in a similar range, and you build equity instead of paying rent. Newer two-bedroom townhomes in Anaheim have listed from about $695,000 to $750,000, and several communities include homes set aside for moderate-income buyers.
