Nolin is Landsea Homes' community of 65 three-story townhomes at the northeast corner of Beach Boulevard and Lincoln Avenue in west Anaheim. Landsea broke ground in August 2021, and homes were completed in 2022 and 2023. It sits next to the new 39 Commons shopping center and is within walking distance of Knott's Berry Farm.

Nolin now sells as resales, with listings from about $850,000 to $1.0 million.

39 Commons Next Door

The city-led 39 Commons project is turning the northeast corner of Beach and Lincoln into a roughly 140,000 sq ft shopping center, built in phases through 2027 and into 2028. The first phase includes In-N-Out, Dutch Bros, and Dave's Hot Chicken; a later phase is planned to add a grocery store. Across Lincoln, up to 147 affordable apartments for seniors and young adults are under construction and expected in 2027.

How It Fits Anaheim's Housing Element

Anaheim's 2021-2029 Housing Element requires the city to plan for 17,453 new homes, the most of any city in Orange County, including 8,344 above-moderate-income homes. The plan counts 56 "pipeline" projects totaling about 6,531 homes, and most of the for-sale townhome communities built in Anaheim since 2021 are on that list.

Nolin matches project P-37 in Table B-2, "39 Commons, NEC Beach Blvd/Lincoln Ave," listed at 65 homes and under construction in December 2021.
