11 Critical Questions To Ask Before Hiring A Real Estate Agent

When it comes to selling or buying a property, it's important to have a realtor you can trust. Here are 11 critical questions you should ask before hiring an agent to ensure you're making the right choice:

  1. How long have you been selling real estate? Our brokerage has been licensed since 1998. We've handled hundreds of transactions from starter homes to estates. Utilizing our local knowledge and experience, we offer valuable insight and advice throughout the entire process of buying, selling, and financing real estate.
  2. What are your qualifications? Our team has experience in residential and commercial sales, real estate lending and appraising, risk management, and real estate development. We have the education and experience to help you navigate your real estate transactions.
  3. Where do you get your current business? Marketing, we’re really big on search engines, display networks, inbound phone systems, and direct mail. 20% of our business is from referrals and past clients.

  5. What area do you specialize in? Our team specializes in Orange County. We are in the field most days which is why we also specialize in off-market properties. We also handle the surrounding areas including parts of Los Angeles County, San Diego County and Riverside County.
  6. Do you have a formal marketing plan? Our marketing plan starts with our highly-ranked website. We use our website to communicate with and educate buyers and sellers. Our large database and network allow us to market directly to buyers and sellers on behalf of our clients. In addition, we have a comprehensive marketing plan in place that ensures maximum exposure and distribution for your property.
  7. What is your approach to pricing a home? We use the data. The first thing we do is locate the comparable sales. From there we look at the property as an appraiser and add or subtract value depending on features and condition. For example, an ocean view could be a 5% - 10% difference vs. a neighboring house without an ocean view. 
  8. How will you keep me informed about the status of my property? We attend every showing which will give us an opportunity to discuss the status and any feedback we get from potential buyers. We provide a weekly status report on Mondays via email or phone.
  9. How will you handle potential conflicts of interest, such as representing both buyer and seller in a transaction? We represent the buyer and seller about 10% of the time. The California Association of Realtors has very detailed contracts to protect both sides and the contracts are very clear about transparency and providing all the known information about the property.
  10. Can you assist me in finding a lender or mortgage broker if needed? Yes. We have experience in mortgage finance and have contacts that will be willing to help. In addition to that, we stay on top of interest rates and mortgage lenders that provide "out of the box" financing.
  11. How will you help me navigate the closing process and ensure a smooth transaction? California real estate transactions come with a ton of paperwork. We utilize a transaction coordinator for every transaction. Our transaction coordinator is an integral part our team and will help ensure a smooth transaction.
