Newport Beach just approved one of its largest new for-sale communities in years. On a 6.5-acre office campus at Dove Street and MacArthur Boulevard near John Wayne Airport, Lincoln Property Company and TPG Angelo Gordon plan 132 townhome-style homes with 2 to 4 bedrooms and private two-car garages, replacing the Redstone office buildings.

The Homes
| Detail | Redstone Townhomes |
|---|---|
| Location | 1200 and 1300 Dove Street and 4041 MacArthur Boulevard, Newport Beach |
| Site | About 6.5 acres; replaces the Redstone office campus (about 173,000 sq ft in a five-story and a three-story building) |
| Homes | 132 for-sale homes in 36 detached buildings, three to four stories (about 37 to 47 feet) |
| Floor plans | 2 to 4 bedrooms, about 1,251 to 2,562 sq ft |
| Parking | Two-car garage for every home, plus 40 guest spaces |
| Open space | Three landscaped courtyards and a public walkway of about 9,000 sq ft along MacArthur Boulevard |
| Affordable homes | 7 homes (5%) for very low income buyers, which gives the project one density bonus concession and three design waivers |
| Developer | AG Redstone Owner LP (TPG Angelo Gordon) with Lincoln Property Company |
| Pricing | Not released |
Lincoln Property is also behind the 100 townhomes at 1500 Quail Street, a few blocks away, so the Airport Area is getting two similar for-sale neighborhoods from the same builder team.
What the City Got in the Deal
| Item | Amount |
|---|---|
| Public benefit fee | $3 million |
| Park fee | About $1 million, instead of about $6.5 million under the standard formula |
| Storm drain | New 48-inch storm drain line |
| Development agreement term | 10 years |
The reduced park fee drew the most discussion. The city agreed to it in exchange for the public benefit payment and the public walkway along MacArthur.

Why This Site Matters
The Redstone campus sits inside the city's Airport Area housing overlay, which allows up to 2,577 homes. Most Airport Area approvals so far are rental apartments. Redstone, 1500 Quail, and 1401 Quail are the exceptions: homes you can buy, with garages, in a part of Newport Beach that used to be all offices. The FAA issued a "no hazard" finding for the buildings, a required step this close to the airport.

What Measure H Means for This Project
Newport Beach voters decide Measure H on November 3, 2026. It would cut the city's housing capacity from 8,174 homes to 2,900, all for lower and moderate income households. The state housing department (HCD) has said projects that filed applications before a measure like this passes generally keep the rules in place when they filed, so approved projects are expected to proceed either way.
