Most headlines about new housing in Newport Beach are about towers at Fashion Island or apartments by the airport. The city's West Side is quieter, but it is where some of the most affordable new for-sale homes in Newport Beach are coming, led by 89 homes on Monrovia Avenue by Intracorp.

This post rounds up the projects in West Newport Mesa, Dover-Westcliff, and Mariners' Mile. For homes for sale now, see new construction in Newport Beach.

New for-sale homes in Newport Beach with yards or garages are rare. A mix of detached and attached homes in West Newport Mesa should land well below Newport Coast or Corona del Mar prices, though still at Newport Beach levels.

What Measure H Means for This Project

Newport Beach voters decide Measure H on November 3, 2026. It would cut the city's housing capacity from 8,174 homes to 2,900, all for lower and moderate income households. The state housing department (HCD) has said projects that filed applications before a measure like this passes generally keep the rules in place when they filed, so approved projects are expected to proceed either way.
