California Home Affordability: A Closer Look at 2025
Buying a home in California is still part of the American dream. But today, that dream is harder to reach. Home prices are high, interest rates have stayed up, and many families struggle to qualify for a loan. This is especially true in places like Orange County, where prices are some of the highest in the state.
What’s Happening With California Home Prices?
In 2024, the median home price in California reached $865,440. To afford that, a buyer needed an income of at least $221,200 and monthly payments close to $5,530. Only 18% of households could afford a home at that price — down from 19% the year before.
Affordability by Ethnic Group
Homeownership looks very different depending on who you ask. According to recent reports by the California Association of Realtors, here’s the percentage of households that could afford the median-priced single-family home in 2024:
- White households: 21%
- Asian households: 27%
- Hispanic/Latino households: 9%
- Black households: 10%
These gaps reflect larger issues tied to wages and generational wealth. Even though some programs offer help, the affordability gap remains wide.
Why Orange County Real Estate Is So Tough
Orange County is known for sunshine, beaches, and top schools — but it's also one of the least affordable counties in California. Here’s what buyers are facing:
- Only 13% of households can afford a median-priced home
- Hispanic/Latino: 7%
- Asian: 14%
- Black: 13%
- White: 15%
With the median home price in Orange County near $1.4 million, buyers often need a $275,000+ down payment just to get started. Still, many buyers are finding ways in — with the right help.
