Posted October 22, 2026 | By Eric Engelbert | Updated as the project moves through construction and sales.
A former auto sales lot at 510 and 520 North Harbor Boulevard is becoming Harbor Pointe, a community of 45 new for-sale townhomes with two-car garages. City Ventures won the city approvals, then sold the site to Century Communities in August 2026. Century is now pre-selling by appointment, with prices from the mid $800,000s.
New for-sale homes are rare in central Santa Ana, and Harbor Pointe is one of the few open to buyers right now. This post covers the floor plans, pricing, the five moderate-income homes, how the project got approved, what nearby newer townhomes have sold for, and how to get in early.
Century is pre-selling by appointment. Register with us first so you have your own representation at no cost.

The Five Moderate-Income Homes
Five of the 45 homes are set aside for moderate-income buyers, households earning roughly 80% to 120% of the Orange County area median income. For 2026, the state's moderate-income limit for a four-person household in Orange County is $166,300, per HCD. These homes typically sell at a restricted price and carry resale restrictions, so ask the builder for the application process and income documentation before you tour.

How Harbor Pointe Was Approved
| Date | Milestone |
|---|---|
| June and August 2024 | Three community (Sunshine Ordinance) meetings |
| December 9, 2024 | Planning Commission hearing |
| December 12, 2024 | State notice of exemption filed under the CEQA infill housing exemptions |
| May 6, 2025 | City Council hearing |
| September 2025 | City lists the project in building plan check |
| August 11, 2026 | City Ventures announces the sale to Century Communities |
| October 2026 | Century begins pre-selling by appointment |
City Ventures filed under SB 330, the state law that locks in the rules when an application is submitted, and used the State Density Bonus Law to build at about 24 homes per acre with waivers and concessions. The approvals also included a lot merger and a vesting tentative tract map for condominiums. The five moderate-income homes are what qualified the project for the density bonus.
The Harbor Corridor and Santa Ana's Housing Element
Harbor Pointe sits in the Harbor Mixed-Use Transit Corridor Specific Plan, adopted in 2014 to turn older auto lots and strip commercial along Harbor Boulevard into housing and mixed use. It is the fifth community City Ventures has entitled in that plan area, after Park Place, Harborside, and the Santa Ana Collection. A sixth, the 36-townhome Crimson Court on South Harbor Boulevard, is expected to sell at the same time as Harbor Pointe.
Santa Ana's state-certified 2021-2029 Housing Element requires the city to plan for 3,137 new homes and names the Harbor corridor as one of the areas with room left to build. Its pipeline list includes several Harbor projects:
| Harbor Corridor Project | Homes | Type |
|---|---|---|
| Harbor Pointe, 510 and 520 N. Harbor (Century Communities) | 45 | For-sale townhomes |
| 5th and Harbor Mixed-Use, 419 and 421 N. Harbor (across 5th Street) | 94 | Apartments and townhomes with retail; in city review |
| First Harbor Square, 101 N. Harbor | 181 | For-sale condos with retail; approved |
| North Harbor Village | 91 | Affordable apartments |
| 322 N. Harbor | 22 | Apartments, 4 affordable |
| City Ventures Townhomes | 23 | For-sale townhomes |
