Pineridge by Lennar: New Homes at the Old Sunrise Village in Fullerton

Most of Fullerton's new development is rental apartments, which makes this one stand out: a for-sale community of single-family homes and townhomes on the site of the former Sunrise Village shopping center in the northwest part of the city. It was entitled as The Pines at Fullerton, and Lennar is now selling it under the name Pineridge. If you have been searching under either name, you are looking at the same community.

Here is what was built, what is still available, and what it costs to own there.

What Was Built

Pineridge replaced the aging Sunrise Village retail center at the corner of Euclid Street and Rosecrans Avenue with 113 new homes on roughly 10 acres. Lennar acquired the entitled site in late 2023 for about $48.75 million and delivered the community in two collections:

  • Torrey: detached single-family homes, the larger and more expensive product, in the range of roughly 1,900 to 2,000 square feet.
  • Hazel: three-story townhomes designed with flexible, work-from-home-friendly layouts.

The community was planned as a walkable infill neighborhood rather than a typical suburban tract, with pocket parks, interconnected trails, a private community pool, and easy access to downtown Fullerton. A portion of neighborhood-serving retail was preserved on the site.

What Is Still Available, and What It Costs

Demand has been strong, and the for-sale nature of the project means inventory is finite. The detached Torrey single-family homes, which released in roughly the $1.5 million range, have sold out. The remaining opportunity is in the Hazel townhome collection.

As of this writing, Hazel townhomes have been releasing priced from around $1 million, with recent homesites in the roughly $1.0 million to $1.1 million range. These are three-bedroom plans of about 1,842 to 1,931 square feet, and Lennar has at times offered incentives on specific homesites. Residents also share the community pool.

One thing buyers should factor in: Pineridge sits within a community facilities district, so homes carry a special tax assessment in addition to standard property taxes, along with a homeowners association dues. Reported figures have put the effective tax rate near 1.40 percent and HOA dues around $590 per month, but new-construction numbers change, so confirm the current pricing, available homesites, dues, and tax rate directly before making a decision.

Who These Homes Are Built For

The product mix was chosen to serve a range of buyers who have been priced out of, or simply cannot find, the right home in Fullerton's tight resale market. The three-story Hazel townhomes suit first-time and move-up buyers who want new construction, a low-maintenance lifestyle, and space that can double as a home office. The detached Torrey homes, now sold out, drew buyers who wanted a brand-new single-family home in an established Fullerton neighborhood without going the custom-build route.

Because everything is newly built, buyers get modern layouts, current energy efficiency, and builder warranties, which is a very different proposition from competing for a decades-old resale home in the same area.

Location and Schools

Pineridge sits in northwest Fullerton with interconnected trails linking it toward downtown, plus nearby shopping and dining. For families, the school assignments are a real draw. The community is zoned for Sunny Hills High School, one of the more sought-after high schools in the area, along with D. Russell Parks Junior High and Laguna Road Elementary. Fullerton's strong public schools and its reputation as an education-focused city have long supported demand in these neighborhoods.

Why It Matters, and How to Get In

For-sale inventory in Fullerton is scarce, and a walkable community of brand-new detached homes and townhomes near good schools and downtown is exactly the product that has been in short supply. With the single-family homes gone and the townhomes releasing in phases, the window on new construction here is narrowing.
