Home Values are Dropping Across the Country. How Will the Orange County Real Estate Market Respond?

In the national real estate landscape, the median home price forOrange County Market Reports Single Family Homes has eased to $415,000 from its peak in May 2022 at $450,000. Reflecting on December 2021, the median price stood at $375,000, with the annual high in 2021 reaching $394,000. This seasonal dip aligns with the historical trend of declining home values during the holiday season over the past two decades. In Orange County, the median list price for Single Family Homes is currently $1,400,000, showcasing a substantial increase from the December 2021 median sales price of $1,200,000, marking a notable 14% rise.

Despite these shifts, we do not anticipate a real estate crash. Both Orange County and national inventories remain at remarkably low levels. Nationally, our inventory is 36% lower than in 2019, with a slight increase compared to the pandemic years. In Orange County, our current inventory stands at 3,017, marking a 44.5% decrease from April 2019, pre-pandemic. The limited inventory serves as a safeguard against a massive real estate crash. California's 10 Safest Cities | 7 Are in Orange County

Identifying the safest cities in California requires looking at the full picture: violent crime rates, property crime rates, and population-adjusted data from the FBI's National Incident-Based Reporting System. The most recent SafeWise analysis, published in January 2026, draws on FBI crime data and ranks 169 qualifying California cities. Three Orange County cities appear in the 2026 top ten: Rancho Santa Margarita, Yorba Linda, and Laguna Niguel. The list also includes cities in Contra Costa, Placer, Ventura, Imperial, San Diego, and Contra Costa counties, reflecting improving safety performance across the state.

Orange County's broader safety story goes beyond the top ten. Irvine does not appear in this year's statewide top ten, but it holds a record no other US city can match: the lowest per capita violent crime rate among cities with a population of 250,000 or more for 18 consecutive years, according to FBI data. Aliso Viejo, Mission Viejo, Lake Forest, and San Juan Capistrano all continue to report crime rates well below state averages. Its violent crime rate is 1.0 per 1,000 residents and property crime rate is 10.3 per 1,000. The city benefits from a strong suburban identity, an abundance of open space with more than 15,000 acres of preserved parkland within and around the city, and a civic culture that has invested in public safety for decades. Its schools are highly rated and the city draws families and retirees who prioritize a secure, lower-density lifestyle within reach of the Los Angeles metro.

Other Orange County Cities Worth Knowing

Several OC cities that have previously appeared in California's top ten continue to report crime rates well below state averages, even when the annual rankings shift. Aliso Viejo and Mission Viejo are among the most consistently low-crime cities in southern California. Lake Forest and San Juan Capistrano also maintain strong safety profiles.
