The Hollywood Hills cover a wide range of homes, from mid-century architecture on wooded canyon lots to glass villas high above the city. With so much to choose from, which homes are truly the best on the market right now?

We looked at all the homes for sale in the Hollywood Hills right now and ranked the top five. Each one was weighed on seven things: location, view, livability, privacy, architecture, quality of construction and design. Here is the list, with the reasoning behind every spot.

How We Ranked Them

  • Location: Access to the Sunset Strip, Hollywood and the rest of Los Angeles, plus how the street itself feels.
  • View: What you actually see, whether city lights, the ocean, canyons or trees.
  • Livability: How the floor plan works for daily life and for entertaining.
  • Privacy: Gates, setbacks, the number of neighbors and how well the home is screened.
  • Architecture: The strength and pedigree of the building as a design.
  • Quality of construction: Structure, materials and how recently the home was built or rebuilt.
  • Design: Interior finishes, detail and how cohesive the whole home feels.

Price is not a ranking factor, so this is not a list of the best values. These homes range from about $4 million to $99 million, and a home higher on the list is not always the better buy at its price. The rankings are our opinion, based on the listing information, photos and public data. We have not inspected these homes.

17661 Curson Terrace

$99,000,000  |  7 beds  |  12 baths  |  22,000 sq ft  |  0.97 acre  |  Built 2025

7661 Curson Terrace, a modern Hollywood Hills villa for sale
7661 Curson Terrace. Listing courtesy of The Beverly Hills Estates (Rayni Williams).

At the top of the list is a trophy property that is not for everyone but has nearly everything anyone could want. This newly completed modern villa was designed by Scott Mitchell Studio and built by JRC Group, with board-formed concrete and steel-framed walls of glass. The listing describes sweeping city and ocean views.

Why it ranks first: It leads on view, privacy and construction. The home sits on an ultra-exclusive street of just five homes, and the listing notes private access to Runyon Canyon. A 100-foot infinity pool, a motor court for a car collection, a screening room and a lower-level lounge make it as livable for entertaining as it is private. The listing also reports more than 100 caissons and a steel door package, which points to a serious structure. At this scale, few homes in the Hills compete.

28855 Hollywood Blvd (Soleil Privé)

$4,999,000  |  4 beds  |  4 baths  |  3,546 sq ft  |  Sunset Plaza

The 1,200 square foot top-floor party room at Soleil Prive with a marble fireplace, arched wet bar and oak windows
8855 Hollywood Blvd. Listing courtesy of EstateX inc. (Hosh Maha).

Soleil Privé is a bespoke Hollywood Hills residence taken down to the studs and rebuilt by seasoned French designer L'arche de Pierre. At the top is a 1,200 square foot entertaining room with picturesque views of the city, the hills and the ocean by day, and Century City lights glittering across the skyline by night.

Why it ranks second: This home wins on design and location. It sits in Sunset Plaza, minutes from the Strip, with a floor plan built around memorable spaces: a sculptural 540-degree floating staircase, hand-troweled Roman clay plaster, natural stone, solid oak and walnut, and a Mediterranean courtyard with an olive tree and a custom spa. Quality of construction is a strength, since the home was rebuilt with new, permitted systems. It ranks behind number one on scale, lot size and privacy, but for a buyer who wants a design-driven home close to everything, it is hard to beat.

39056 St Ives Drive

$24,998,000  |  5 beds  |  8 baths  |  0.25 acre  |  Built 2026

9056 St Ives Drive, a new modern home above Sunset Plaza
9056 St Ives Drive. Listing courtesy of The Agency (Amir Jawaherian).

This newly built modern home sits in the Hills above Sunset Plaza, with a stone and glass exterior and views that the listing describes as running from downtown to the Pacific.

Why it ranks third: It scores well on location, view and livability. The home has an elevator, a chef's kitchen with a prep kitchen, a home spa, a gym, a home theater, a bar and lounge, and a temperature-controlled wine cellar. A gated entry offers parking for 10. The listing also highlights solar power, rainwater collection for the gardens and fire-resistant stone construction, which are real advantages in hillside living. It sits behind the top two mainly on lot size and privacy, and its real strength is the breadth of amenities in a brand-new home.

42977 Passmore Drive

$4,995,000  |  Main house 2 beds, 2 baths  |  Guest house 1 bed, 1 bath  |  0.65 acre  |  Built 1956

2977 Passmore Drive, the Kuderna House, a mid-century modern home in the Hollywood Hills
2977 Passmore Drive. Listing courtesy of Coldwell Banker Realty (Elizabeth Donovan).

On the quieter north side of the Hills sits the Kuderna House, a mid-century modern home that the listing credits to architects Craig Ellwood and James Tyler. It has been restored while keeping its original design, with walls of glass, terrazzo floors, walnut walls and a lap pool.

Why it ranks fourth: This is the strongest pure architecture pick on the list. It sits in a private, gated enclave on a 0.65 acre hillside lot, and the sale includes the adjacent parcel at 3076 N. Beckman Road, which adds extra land. The glass walls open to views of the city lights, canyon, hills and landmarks. It ranks lower overall because the main house is compact at two bedrooms and two bathrooms, and because the north side location is farther from the Sunset Strip than the homes above it. For a buyer who values design history over square footage, it may be number one.

52557 Greenvalley Road

$4,195,000  |  5 beds  |  5 baths  |  4,628 sq ft  |  0.28 acre  |  Built 1960

2557 Greenvalley Road, a modernist Hollywood Hills home with a pool
2557 Greenvalley Road. Listing courtesy of Christie's International Real Estate SoCal (Scott Moore).

South of Mulholland Drive, between Coldwater and Laurel Canyons, this 1960 modernist home is credited in the listing to Bernard Zimmerman, described as a renowned mid-century architect. It has a two-story living room, glass sliders for indoor and outdoor flow, and a sculptural design.

Why it ranks fifth: There are no big views here. The listing describes hills and trees, which makes the setting leafy and private rather than panoramic. What the home does offer is room to live: five bedrooms, a primary suite of more than 1,000 square feet, a separate 308 square foot studio suite with its own entrance, a new kitchen, a pool and smart-home lighting. It is the most practical home on the list and the most approachable price, which makes it a strong pick for a buyer who wants architecture and space without the ocean view.

Which One Is Right for You?

Every buyer weighs these seven factors differently. If privacy and scale come first, number one is in a class of its own. If you want design, a Sunset Plaza address and a home with memorable spaces, number two is the one. If architectural pedigree matters most, number four may be your favorite.
