Orange County Real Estate, Inc. is a broker-owned real estate brokerage based in Mesa Verde, Costa Mesa. Based in Costa Mesa
Our office sits in Mesa Verde, and we know that market from the inside: the Bird Streets, the State Streets, and the golf course homes around Mesa Verde Country Club. Costa Mesa is where we are, not the limit of where we work.
From there we cover the full county, from the beach cities through central Orange County and out to the inland and hillside communities. Neighborhood-level knowledge is the point. Values in Orange County shift within a few blocks, and county-wide averages hide more than they reveal.
Residential and Multifamily Property
Most of our work is residential: single-family homes, condominiums, and townhomes for people buying, selling, or moving within Orange County. Alongside that, we represent buyers and sellers of multifamily property, from duplexes, triplexes, and fourplexes through larger apartment buildings.
The two go together more often than people expect. A homeowner sells a house and reinvests in a fourplex. An investor exchanges out of a rental into something larger. A family inherits a small apartment building and has to decide whether to hold it or sell it. Multifamily valuation also plays directly to our strength. Within residential, we have particular depth in property where the value is driven by something the comparable sales do not capture on their own. Ocean view and golf course homes are the clearest examples, since a view premium or course frontage can represent a large share of the price and has to be isolated and supported rather than assumed. How We Price Property
Most brokerages price by pulling comparable sales and averaging them. We price the way a lender evaluates collateral, which means asking what a property is genuinely worth rather than what it might fetch on an optimistic day.
In practice that means walking the property, selecting comparable sales rather than accepting whatever the software returns, and adjusting for condition, lot position, and the upgrades a specific market will actually pay for. On income property it means running the numbers the way an underwriter would. It is slower. It is also why our pricing tends to hold up when an appraiser or the other side of a negotiation puts it under scrutiny.

Can you help if I need to buy before my current home sells?
Often, yes. Through our private lending network we can arrange short-term bridge financing secured by real estate you already own, which allows you to close on a new home before the sale of the existing one. Terms, rates, and suitability vary by situation. Ask us and we will tell you honestly whether it makes sense for you.
