Newport Heights has the most consistent condo and townhome inventory in this range, with a mix of older complexes and updated units that appeal to both owner-occupants and investors. Westcliff sits adjacent and offers similar price dynamics with slightly more townhome options. The Balboa Peninsula has older buildings and smaller units that sometimes price under $1 million, with strong rental upside given beach proximity. Corona del Mar has very limited inventory in this range but occasionally surfaces smaller units. The Newport Center corridor also has mid-rise condo inventory that falls within this price point.

HOA health is the variable I spend the most time on in this segment. Dues, reserve fund levels, pending litigation, and rental restriction policies all affect your purchase price, monthly carrying costs, and your ability to sell or rent later. A unit priced attractively in a complex with underfunded reserves or active litigation is not the deal it appears to be on paper.
